Terms and Conditions

CHECK IN TIME IS AFTER 4 P.M. EST AND CHECK OUT IS 10 A.M. EST.
All properties are NON SMOKING. Any violation of this provision will be grounds for immediate revocation of your license to use the property and forfeit of all monies paid.
A reservation is not confirmed until a signed rental agreement and first payment is received. The security deposit is fully refundable provided the following provisions are met:
No damage is done to the property or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.

Cancellation
Payments are non-refundable, but exceptions may be considered at the manager's sole discretion (subject to being able to rent the dates in question to another party at a comparable rate). If possible, a refund will be provided less a 20% surcharge of the grand total.

The maximum property and house overnight occupancy, inclusive of children and overnight guests, is limited to the number of guests specifically stated in the rental agreement governing your stay.

There shall be no large-scale parties, weddings or receptions at any time. Exceeding
maximum occupancy is cause for immediate termination pf the rental agreement with all rental monies forfeited.

The maximum number of cars permitted on site and on adjacent roadways shall in no case exceed the number specifically enumerated in the executed rental agreement governing your specific reservation. All vehicles must be parked in the driveway only at all times. Any violation of this provision will be grounds for immediate revocation of your license to use the property and forfeiture of all monies paid.

The Owner and its Agent assume no responsibility for items left behind upon Renters’ departure.

Please be sure to carefully check the Property for your personal property upon your departure.

Renters and/or guests are expressly prohibited from parking an RV or camper van or trailer on the property at any time. No Renter and/or guest may sleep overnight in any vehicle parked in the driveway (including passenger cars). Additionally, no Renter or guest may pitch a tent or similar temporary structure on the property at any time. 

If during your stay, you should find any appliance or plumbing fixture not working properly, please report it to the owner at once. Do not wait until check out to report it. Please note that there will be NO REFUNDS due to the failure of any items in the house such as plumbing fixtures, electrical fixtures, TV’s, washer/dryers, dishwashers, microwaves, etc. However, every effort will be made to repair these items as quickly as possible.

If you should break or damage anything in the house during your stay, please report it as soon as it happens. It will be your responsibility to reimburse the Owner for any repair costs for damage incurred during your stay.

In general NO PETS of any kind, including visiting pets, are allowed in the house or on the grounds of the Property, unless by prior written approval and agreement with the Manager. Service Animals are allowed subject to reasonable accommodation requirements with written approval. Any violation of this provision will be grounds for immediate revocation of your license to use the property and forfeiture of all monies paid.

DO NOT SMOKE INSIDE THE HOUSE OR ON THE PROPERTY. Any violation of this provision will be grounds for immediate revocation of your license to use the property and forfeit of all monies paid.

FIRES OF ANY KIND ARE NOT PERMITTED INSIDE OR OUTSIDE THE PROPERTY. Use of the fireplace inside the house or an exterior fire pit or similar amenity is not permitted at any time, unless expressly provided for in writing in the rental agreement. Any violation of this provision will be grounds for immediate revocation of your license to use the property and forfeit of all monies paid.

Renters must be respectful of our neighbors, many of whom live here year-round. Loud parties or disturbances to the neighbors are not permitted. Any violation of this provision will be grounds for immediate revocation of your license to use the property and forfeiture of all monies paid.

The Renter agrees to abide by any additional rules and regulations of the property which may be attached and incorporated hereto, or posted on the Property.

This license to use the property is not assignable or transferable without the prior written consent of the Owner.

This Agreement shall be construed under and governed by the laws of the State of Maine.
